Many people skip the whole LLC and just get an umbrella liability policy for themselves to protect their assets which is what the LLC is basically there to do.

because a trust will allow you to skip probate if I were to kick the bucket, and with kids etc. you want to make sure you have everything lined up for when you are gone.

You can look on CCAP (circuit court for your county) and pull up distressed sellers--like foreclosures, probate, skip trace then call them.

I usually just look up the real owner in public records, skip-trace their contact info, let them know someone is trying to use their land for a scam and offer to put a sign up at the property that says "NOT FOR SALE" (ironic for a real estate agent right?).

I door hang them and look up the owners of record and use skip trace to get phone numbers emails or other contact information.
