The Rental property is valued at $140,000, it is paid in full and I am looking for a $25,000 home equity loan.Since I was forced out of my marital home, I have been paying $1,200 rent for the last 20 months, never late.

Stewart Title is the big dog that can do just about anywhere but unless you know the escrow agents, you'll need to go in and talk to them to see if they can do what you need.There is nothing illegal about 'flipping contracts' and the TAR commercial contract even has a checkbox that lets you signify that the "This contract is assignable" though many agents are unfamiliar with the process.And just FYI: you cannot double close where you are trying to use the end buyer's funds to close the first transaction.

What if she's having to go up and down stairs all the time with a baby in her arms (I did this and it's not fun).I'm not at all trying to deflate a viable dream toward successful investing, but when it comes to marital success and real estate success I would encourage you to think how those two things can be done together instead of how you can bring your wife on board with your goals.
