Brown signed, my tenant gets a notice about sprinkler overrun hitting the sidewalk and watering on the wrong day.I've been phasing in my xeriscaping for a while now.

Large trees and their large root systems can cause several problems.They can fall over on the house or garage.Their roots can destroy sewer lines.Their roots can destroy driveways and sidewalks.

Could be laughable as our clothes, cars and sidewalks may all be capturing solar energy at some point.

The primary things I need done areUpdating two bathrooms (fixtures, flooring, paint, etc.)Updating closetsReplace carpetRefinishing wood flooringPaint or update kitchen cabinetsRe-sod yard Sidewalk repairOther minor cosmeticsThere are no other major items that I am currently aware of (e.g. 

Both furnaces still work but are 20 years old, I received an estimate to install new furnaces for $5k, We also plan on repaving the drive way and sidewalk as there are major cracks in both.

@Wayne BrooksIn Utah, most cities have a strip of land between the curb and sidewalk called a park strip that is municipally owned.  

We rebuilt fence partitions, installed new LED lighting, new sidewalks and gutters and installed a community firepit.  

We haven't talked about specific repairs but here are some things that definitely need to be replaced or repaired: no front sidewalk from work we did 2 years ago - needs new sidewalk, exterior brick wall is falling in in one spot, gutters, roof repairs, update heating for second apartment (put in a furnace last year for one apartment), just to name a few.
