Share cropping with a retail farm stand/farmer's market is one, if it's the right kind of land in the right location. 

Worst contractor experience I've ever had.I then hired a second remediator.

Make sure the lender you choose has a strong background in this type of lending...check them out on Linked In to see their experience level.
