Your taxes are none of the ex wife's business and this would seem to address your concerns.I would also put her on notice that future requests for financial discovery will be two-way and if a discrepancy is seen in the other direction you will seek support from her.

If the home has a really nice layout or beautiful interior and it's not getting many showings, I would definitely recommend a video tour.

The rules are pretty complicated and the only people who really know all the terms and rules thoroughly are the Rent Levelling Board.Caveating that I’m not an attorney so go seek your own advice but I clarified a few things at a recent rent levelling hearing (which are open to the public and you can find the schedules with a simple Google).

For liability purposes our financial advisor is recommending creating a LLC for managing all of the STR stuff.

I recommend that you find a trusted or recommended Mortgage Loan Originator (MLO), who can give you options for property-based loans (mostly investment loans) and they don't use your taxes but the P&L of the property.

It also depends on how you hold your properties; LLC, S Corp etc... as to what the agent will recommend.
