Hi Adam,The seller pays the seller commissions and (usually) covers the buyers commissions as well so you shouldn't worry about those fees.The 10% vs 20% I feel like is a personal opinion.

U can do 100% if you want but you should have plenty of cash on hand as well. 

I’ve been down that road of carrying a line of credit on a property before, and the stress can realy pile on when you’re staring at that monthly interest.

So you shouldn't count on appreciation to justify under performing STRs.

However, check for your prepayment penalty on your current dscr.
