Of the few that I've looked at, I certainly haven't seen any screaming deals (or even moderately screaming deals!)

It has been a long road, but I followed the correct procedures, and the tenant was removed by the state Marshals a couple of days ago.Now looking to schedule showings of the unit.She never even filed an answer, showed up in court, nothing.Of course, she went kicking and screaming.

I know they get screamed at all the time.

:-)).My wife tells our kids not to buy anything unless it screams their name when shopping.

Yet, even during the depths of the Jimmy Carter years, when not only our national economy was stagnant but people were losing faith in the US as being the greatest country in the world, one which could rebound from anything, a time at which people thought getting a mortgage for 15% was a SCREAMING DEAL, people were still buying and selling real estate and everything else!

I know how to get a screaming deal on the buy, have very good, tried and true rehab resources in my farms, and know how screen and install tenants.  

And if you haven't already decided not to run screaming, remember that HOAs can declare special assessments, so you may, indeed, be paying for new siding and roofing, storm drain issues, etc.  

At this point I think it's more important to get started with something rather than looking forever for a screaming deal.  

She informed us that she will be filing a police report because while she was walking to her car this morning, the downstairs tenant lunged out of her window and screamed at her to "just take off your f*#$ing shoes!"  

I just won't use them again.Once there is bad blood I don't like to continue business.
