I respect that you are doing it with kids, too many people use that as an excuse.

with all due respect, your lender should have already been able to answer all the above if he or she know what they are doing.

The purchase would likely need to be consummated at the higher price in order to establish the "damages" to which you are referring... and then I would refer you back to the other potential issues I raised with respect to a negligence claim.Responding to a demand letter with "go pound sand" is not the same thing as defending a lawsuit.I just don't see any attorney taking this $12K case to trial and that is what you are suggesting as the end game.

Get yourself out there and start making your name known to others - develop a personal brand.Identify someone you want to be like - someone you admire and respect - and see if they’re a person who can impart their experience and wisdom to you.

My existing portfolio definitely hews toward working poor, but in areas where the locals tend to keep their yards up and have at least a bit of self-respect.
