Because it's raw land...there wasn't much I had to do to it...but after looking at the local comps and how other agents were marketing properties in the area I knew that they were over pricing these properties AND doing a terrible job at marketing the properties with the descriptions & images. ( So I did the opposite by pricing this property correctly, Improving the images, making a video about the property and building a very descriptive ad copy.)What was the outcome?

He is the one bringing in the deal so I want to respect that.I have had 3 other friends offer to go in on deals with me whether that is flipping a house, building on raw land, or being a private investor to me with a low interest rate.

I'm trying to "crunch the numbers" in regards to the tax repercussions of selling my rental, and doing a 1031.OR, moving back into it for 2 years and realizing the 250k tax break.Trouble is, I bought this as raw land 30 years ago, took 20 years to owner build it.

Hi BP Community,We closed on a rental townhome (brand new construction) that immediately had a raw sewage leak that covered much of the first floor damaging tenant possessions on day one. 

Raw concrete on the floor & walls; wires and pipes overhead.

Some files may not have real estate.Remember that you are a problem solver which is why I got my license and probate is not seasonal.No matter how much time has passed the emotions for the family are still raw.

Seems like raw land is very affordable in the area
