hi all the factsit is 105 today tennant complains that her thermostat is set at 77deg and the air runs all day and only gets to 80 ,, she is a wuss if you ask me but she has small kids so okthe air con guy was called last time it was 105 and he topped it off the freon and said it was working fine and to drop the temp 25 deg was just about the max one could expect a unit to doso do i just tell her thats whats up it gets hot deal with it ,,any ideasthey pay the rent on time and keep the place nice but im not shelling out 5k for a new unit for her so she can get that 3 deg she is after

Now even when it's on minimum with a blower it generates way too much heat & it lacks a thermostat control unit.Also if you get a remote go with direct hard wired ignition as those with batteries in the log set will need to be replaced every year & they are tough to get to.

So, I have spent a little extra $'s on the Nest products with an Internet On The Go hot spot device in each home.The thermostat looks great...but does not bring in additional revenue : ( It does allow me to advertise the "smart" device though : ) And it also allows me to control the thermostat remotely if the the property became vacant.Their other product, the Nest Protect (co/smoke detectors), allows me to see if the batteries are still working in the units remotely and can get a notice if an alarm goes off.

That qualified me for a $25k job (in 1998).I just took a real estate licensure course that had quite a bit of rigor (though broad based, not very specific on any of the topics) and I'm sure that there are a lot more millionaire real estate investors than there are millionaire real estate agents.I have a really good job right now as a programmer and trust me I've had to read lots of very rigorous books to get here and to maintain my skills but it won't make me rich.What this business really takes is "big brass ones" (@Joshua Dorkin, podcast 105) and if people find that in these books then I think they are the books with the most value in this industry.Yes, if you rush in you might make a mistake that will cost you thousands or even tens of thousands on a single deal.
