But there might also be a good reason for it that they can explain.Some other things that might apply to your deal as you head towards closing:- Typically there's some kind of review of the preliminary title report (to show any encroachments, liens on the property that will be paid off by escrow at closing, any covenants/codes/restrictions that are recorded on the property, etc.)

If it’s investment properties I would be willing to wager lenders will look at as a very big negative for future lending

There are a few “big money” guys I have discussed preliminary actions with, but I’m curious as to how you actually go about that.

I use First American Title to run preliminary title so I can see what will eventually appear on title report provided after you have won the bid. 

hey all, I started a purchase back before c.v. on a multifam and got a preliminary approval for financing, but now i am looking at 30-40% lower income for the next several months at least and at this point am just not wanting to acquire more units (4) especially with 2 of them empty.

Too early to tell IMO but if you insist on preliminary data I am happy to share...At our largest facility, we collected $5900 on March 1st and 2nd and $6073 on April 1 and the first half of April 2....so I'd say no change based on that very small sample size.
