I know of a person who was convicted of manslaughter (he got into a bar fight when he was young and the person fell and hit their head on a counter and died). 

The pipes got stolen, the tenant flooded the place.  

Tenant also agrees to the following:-All drains, waste pipes, and plumbing are accepted as clear by Tenant at the time of occupancy, and any material blocking them after occupancy shall be repaired at Landlord’s cost, unless determined by repair person that such blockage occurred during the time Tenant controlled the Premises and due to some fault or negligence of Tenant, specifically excluding blockages caused by roots or backups from the street.

I believe they stopped using knob and tube wiring sometime in the 40s.Roof - Of course in that amount of years, most likely the roof has been replaced at least a couple times, but this is also a big ticket items to look closely at.Plumbing - I think it was sometime in the 80s when PVC pipes were starting to be widely used.  

The carpet and counter tops will be my most difficult ones to work on.

I would often find the letters sent to these folks stacked up and left on the counters..

GTFO  Lot of biggerpocket advice doesn't make sense (always purchase home no matter the business climate, continue investing to GP syndication , always flip no matter what, buy one hundred rentals , always buy in ohio/arizona, leave california tomorrow , buy subto/wholesale ,etc ) .... but if some of us has to counter  and argue about it everyday, we would lose our energy.Lane doesn't scam anyone.
