My lender has stated that he foresee a mass exodus out of the MCmansions and back into smaller, more affordable homes and I agree with that.It is rather depressing.

some things ive learned over the yrs from sec 8...all sec 8 departments are not run the same...in mass. where i live they vary from city to city, some are better to deal w/ than others and the only way to know is to network w/ other LL's...sec. 8 in my market tends to pay more than a regular renter (maybe approx 20% more) ...also section 8 tenants tend to stay longer...the re inspections are usually no big deal if you keep your properties up as they should

I don't see how it's really cheaper to ship our raw materials to China and let them make things and then ship them back here than it would be to make things locally and save mass quantities of oil in shipping costs.

I think it's possible, but I think a big factor would be getting a fairly quick start and reaching a critical mass of a few million, at which point I think a lot more options would start opening up to make the money grow faster.
