I am afraid if you are chasing properties based on the sole criterion of whether you can refinance out your capital, you are not focusing on the attributes that are more likely to generate realized gains at a later date.

Split 80% to property manager & 20% to firm for new tenant lease fee2) Flat monthly fee paid to firm - the rest the property manager keeps3) 70-90% of all fees to property manager depending on how much work & setup the property manager is doing.Advice Received:1) Have agreement looked over by lawyer.2) Decide upfront to revisit agreement after 1 year.3) Define what help I would be providing to other agents in the office or the office as a whole.

If you don’t, then you will crash and burn very quickly.Even with a good property manager, you are going to have to stay somewhere involved, especially in the early stages as you set up a system so that you can make sure your property manager is operating the way that you need them to.Also make sure to get a pulse on how the city operates where are you are investing.
