Start looking for a contractor or handy person to get begin asap to limit downtime.There is a lot to unpack when setting up your first STR.

Say you do let them move-in as well and they end up smoking inside, you could end up paying a lot to get that smell out.

This is a lot to contemplate.

For a 5+ bridge loan this is what you can expect:Need as is value to be 250k+You will only get 75% toward purchase and 100% of the rehab max and if you are new to investing this will be sort of an impossible first deal for financing especially if you think 20% is a lot to be in for.

When you add that to possible LLC laws and rules, as well as trust/probate rules, there's a lot to consider at once.  

You would have some additional flexibility and often they won't worry about your W2 income if you think that might be an issue, as well as your credit.Certainly a lot to consider, happy to connect and talk through your options if you would like!
