Are you going to allow pets and need longevity and durability?

Amazing the problems you find when you pull up a carpet or two but considering I got the house for a few thousand bucks, I decided a gut was essential and I'm happy i did it for longevity sake as this will be a long term rental.Thanks for your help and any advice you have to offer.

I have been a lone horseman for so long that this (partnering stuff) is really different for me, but necessary for growth and longevity.

I prefer the longevity and "heft" of percale (percale is 1:1 vertical/horizontal, sateen is 1:2, 1:3, etc -- softer but less durable).  

Generally, if a company conducts business in a professional manner, i.e, has gone through the time, expense and effort to have proper licensing, insurance, etc and has a record of longevity, they will be reliable.  

The profit will be the same as option 1 but the aesthetics, and longevity (they typically come with service agreements) will be superior.

I am not too phased making money on this property now, as long as rest assured I know the lender and the down payment pvt. lender and all the holding costs etc gets paid each month for the length and longevity of this deal. 

Consider personal longevity, lifestyle, opportunity cost, energy levels, psychological continence, and other intangibles.

Can't speak to the longevity because we sold the house soon after.
