Based off of the podcasts I am listening to and other property management professionals that I network with, that has been the experience of portfolios across the states. 

Networking, local meetups, door knocking, mailers, wholesalers, online forums specific to your area of interest.  

Many gurus dangle their network, trainings and resources but few deliver real value.

.- Suggest you try to network with other landlords in your area, check MeetUp app and others.Your other option is to hire an attorney, but understand you will have to pay them for your ignorance.

Now we are trying to find more investors to do this deals with, networking has been something we have to get better at. 

BPCON happens every October, this year is in Vegas Oct 5-7th good to get some practice in going to local networking events because BPCON is like drinking from a firehose, in the best way possible though!

I am a flipper got several deals in the recent but not a casual flow, hoping to network with wholesalers to get more deals. appreciate any advices

I’m still getting a feel for this platform and starting to adapt to the newer ways of networking and marketing.

When I said size doesn't matter as much I meant for STR you don't need massive rooms, larger common areas, etc.If you went MTR you might go further away from RTP and go for higher bedroom count, for less appreciation on average.NOTHING about this post is gospel.
