The property is nice but the house layout is not ideal for a rental.

I think doing another bath is likely not the right move - I tend to let numbers be my first data point and then my intuition.

Is there specific layout of properties that help you be successful instead of forcing the issue on any property?

Hello,one of my renovation would benefit from a new kitchen layout.

This was simply design and layout work.  

We are upgrading with Luxury Vinyl Plank (LVP) flooring, this is an appraisal point and they last longer than the standard flooring, The extras windows (free), granite countertops because once again it helps with appraisal but also last a long time and they check a box for renters, and a few layout modifications that i believe add more value and let the units work better given the site layout.
