Definitely come back and update on what happened...it's interesting how things end up missed for a decade and then come up...we like to think in a tech world things always go perfectly, and the reality is the human factor always injects some uncertainty.

Sell the collateral, take your money and any excess goes to the borrower, (there are differences in installment/seller financed notes to the seller who holds the note, after that note is sold, it becomes a cash injected transaction, see an accountant as to the basis and cash equities established).Linda, a RE broker is not a mortgage broker (Cali has origination exemptions, but that doesn't put a RE Broker in the same seat as a mortgage broker in other brokerage activities, IMO).

If you are able to manage a project and sniff out a good deal, you shouldn't have a problem finding a partner to inject the cash.

You have to bring alot of value to your tenants to get those kinds of rents around here or get a real deal of a unit or otherwise add value to the property without injecting a ton of cash.

I started pulling data at the probate courts for leads and never got around to mailing them.Like many people on this site, my ultimate goal is to have multiple rental units, but I think at this point in my life, I would really like an injection of cash... so wholesale deals are probably what I'm aiming for.I currently have a part time job with a real estate company and I'm noticing alot of brand new homes in Vienna and Arlington.

If projects stall mid development and the developer doesn't have big pockets or is not willing to inject more capital foreclosure will come unless they can bring in a partner to save the day.The lender ( special servicer) might be able to appoint a receiver to come in and service the property.
