The house is a 2/1 built in 1962 on a small lot and her brother is living in it although he says he is moving.The neighborhood used to be called McCreetown and is now Botanical Heights and was a gang and drug infested area just 7 or so years ago.

This helps since many students aren't from the the local area.Provide simple waste baskets in each room, its only about $3-$5 and believe it or not it will prevent bug infestations because the students actually use them.

When we purchased it it was smoke infested, so know that elbow grease and paint and flooring brings it back relatively easily.But we are thinking that when these tenants move out we will just market it as a smoking unit and see if we can get a rent premium and not need to get it back to pristine condition.
