Asking for a 5 day closing with 0 D.D. received sunday afternoon.Today I call him and explain to him that this client is doing 5 deals a week and will need surveys/inspections/title etc and there is no way to do that in 5 days, even if he was inclined to.I'm told that "this is an easy deal and I'd never sell any property with a 'kick out clause' ever and I have two showings today so why would I even bother with your offer."

I admit it, I'm a lazy guy at heart and have to work hard to overcome this inclination regularly kicking myself in the pants.

I would be more inclined to be working with 3 attorney's (landlord/tenant, RE contracts, entity structure, probate and BK) etc than a bunch of agents, but that's just me.

A frustrated seller who has waited a couple months for a closing that didn't happen may be more inclined to take a cash offer that will not be subject to TRID delays even if that offer is a bit lower than the financed offer they accepted previously.
