Morris took all the equity plus a bunch out of these and then to add insult to injury never rehabbed most of them and they have been sitting there rotting.. so as to create an illusion of a good company IE model that worked OP kept sending rent to these folks based on non existent tenants.. and or many other combinations of same.

Make it a very credible letter.If you are offering to buy a house, in cash, you need to come across as credible.A sloppy handwritten letter may seem like a good idea, but I wouldn't.See the handwritten letters are not just some magic talisman that magically converts people into leads.It simply gives the illusion someone real is behind it.

.- Cash flow is better in South Bethlehem than North, but North is nicer (pretty standard practise)- My agent was great and v diligent, would highly rec and ill use him again- I went with Cassidon as my PM, would also highly rec them- Unit was filled around 1 month following closing, but i was advertising in Feb/March.
