The fact you can choose your target audience is an illusion.

I suspect your plan could be considered mortgage fraud because you are both living in the house and trying to manufacture the illusion of rental income.I'd wait. 

We have a single LLC with no illusion that it cannot be pierced by a good attorney.  

These people overwhelmingly live by the belief that the eye-popping on-paper cap rates and cash-on-cash returns they acquire most of their properties through are the tickets to generational wealth they are passing on to their children.This turns out to be an illusion.

Morris took all the equity plus a bunch out of these and then to add insult to injury never rehabbed most of them and they have been sitting there rotting.. so as to create an illusion of a good company IE model that worked OP kept sending rent to these folks based on non existent tenants.. and or many other combinations of same. 

Make it a very credible letter.If you are offering to buy a house, in cash, you need to come across as credible.A sloppy handwritten letter may seem like a good idea, but I wouldn't.See the handwritten letters are not just some magic talisman that magically converts people into leads.It simply gives the illusion someone real is behind it.
