I also give a move in gift and that's about it.My move in gift is usually a new door mat, a basket of fruits, a set of scented candles, female tenants get a dozen of giant sunflowers by the window.

Agree.If there is damage by a tenant (smoking, candle wax, crayon, etc), it's on them, but normally it is wear and tear for the landlord to cover.The first thing we do when we take possession of a unit is assess whether painting is needed, and full or partial.

They apologized for the smell that was coming form the candles and said it wouldn't happen again.Anyways so I was wondering if it does happen again and I call the police, could they enter the apartment with just smelling it or would they need more evidence to enter the apartment?

., just kidding.What I and guys like Account Closed are doing is true investing... just focusing on the 1% rule or 50% rule GRM or a few hundred dollars a month is like walking in the dark with a candle.
