Personally, I like Pace and think he is a smart guy who cares about helping people, but the empire has overtaken the vision.

That said, you deserve a management team that treats your properties with the same level of care and attention as they would for larger clientsI’ve heard from other investors that finding a great PM company can be a game-changer.

Be careful asking such questions.

No one cares about your properties like you do.

Those are big issues the court seems to care about.

Staff often seemed to focus on one requirement at a time, and only moving on to others as each was taken care of, instead of starting them all at the same time.

Owner shouldn't care about your DTI.

My guess is that the institutional big banks would have a problem with it, while the smaller local banks and non-bank lenders probably wouldn't care as much. 

They are billed as "a scientific approach to single-family rentals" and use "institutional grade property management," which usually means they are a tech company in real estate and likely either don't have the existing property management relationships in each area or you chose an area where they don't have enough units through Roofstock for the PM they chose to care.

In Phoenix, where I’m based, or in markets like San Antonio, the best realtors do more than just list properties.. they go “driving for dollars” to find oppurtunity, leverage their local networks (probate attorneys, CPAs, divorce attorneys) and carefully analyze each property’s cash flow.
