You have to do a lot of due diligence on the assets as the majority of them have a ton of hair and issues on them.

Back when I was first doing mortgages, when my forehead wasn't a fivehead and these gray hairs peppering my beard were red, they would also charge a rate/fee hit for not having an escrow account, and I was told it was a "regulatory fee," and believed that too.

This was our bizz model when we did pre foreclosure rescue it was hair on fire and of course we took title sub too without title insurance and we did our own deeds and recorded them ourselves.

15 years doing hair has been lovely but it is not my passion.
