If it's gutters or painting the outside something that's going to cause noise or take a bit of time I'll give them a couple of days heads up.

You may not ever be fully successful in eliminating their noise inside wall cavities.

My additional concern is that if I long term a tenant in the top, would the noise of a family scare off my Airbnb tenants below? 

How frequently (if ever) did you receive noise / neighbor complaints about them?
