You never know what a seller is going to accept until you ask!

The price started at 120k and I counter-offered 90k to which the seller was going to accept.

It's not difficult to do exclusion work... learn how and do it yourself.

Speed and cost/tax-efficiency are usually mutually exclusive.

i.e. single proper Buyer agreement, exclusive buyer agreement, etc.Does the principal broker her a signed agency disclosure with this party?

We are able to demonstrate seemingly everything that the credit card company is asking for - the reservation details, the fact that the guest accepted our terms and conditions, and timestamps for all, including IP address.However, the credit card companies are taking it one step further now. 

If the seller accepts the offer, (contingent on appraisal[as per court approval requirement]), How should i proceed in the situation.

The trade-off that I don’t accept is that service would suffer.
