We got units lead certified (which are more valuable due to being able to rent to section 8) at close and the lender was able to sign off on the environmental issues.

He told me that everything that was already ugly carpet would get me a higher appraisal if I redid that with nicer carpet rather then peel and stick vinyl wood style flooring.

My guess would be that as this GP is doing 1031 as a TIC into the deal he would be a little less likely to want a sale, which is a taxable capital event, and would like to keep his money invested and sheltered from taxation as long as possible which tends to fit with my investing style of long term/preferably forever investing.

Of course it will depend on if you are offering warehouse style storage or individual units but the property you own doesn't care if a boat or a RV is in the unit as opposed to household items.
