Growing a portfolio by X doors per year isn't always a good strategy.

My overall goal is to buy enough doors to supplement working full time so one day I can focus full-time on becoming an entrepreneur.

Some quick background I have a growing portfolio of 19 doors, I am a full-time property manager and have a side gig as an REA.

We see a lot of success in the suburbs:Purchase: $80k-$130kRent: $1100-$1500 (no rent control in MI)1% rule: .9%-1.4% rule dealsCoc ROI: 5-12%Total ROI: 20-40%Cash flow: $50-$250/door (after all expenses and budgeting for maint, capex, vacancy)Appreciation: 3-10%+ (has been double digit for a decade)Location: C+, B-These numbers are based on the “sweet spot” in Metro Detroit.

The roof is over the next door properties property line.

At 1.98M and 32 units, that is a fairly low price per door. 

I own 12-doors in Detroit proper.

My goal is to learn as much as I can, connect with experienced investors, and start building my portfolio.I believe wholesaling offers a great opportunity to get my foot in the door without the large upfront capital required for traditional investments.

There are many horror stories on collecting for damages from OTAs including a current thread on BP where guest left doors and windows open upon exit that resulted in frozen pipes.
