Tenant is now saying that she’s in a hotel because the issue is getting worse and that the apt has had roaches for “years”. 

It does however give you a degree of independence to choose what you want to do.As your portfolio grows you'll also feel the weight of future capex responsibility more, which ironically points you to growing more cash flow through more real estate.The other issue is that you are chasing a moving goalpost.

I see two separate issues.1.

I own several duplexes there and they’ve been solid investments with no issues finding renters.

The property was impacted by hurricane Helene and there is no substantial damages letter issued (yet?)

I have newer properties that spec builders just through up and have issues with. 

I have done it in the past and never had an issue until recently.

We pulled every trick in the book, and the odor remains.Another issue is that when tenants violate one rule, they tend to violate more.

Since the original loan remains in the seller’s name, you may need a nominee interest allocation to deduct mortgage interest, as the Form 1098 will likely be issued to the seller.

But when ignore serious issues, they get worse.
