The areas at most risk are many of the same regions where housing was hit hardest by the Great Recession, clustered in Southern California, the southwest, and Florida.

I'm not an expert in those markets but they've been hit.

Technically, Conventional allows 15% down but you end up incurring a hefty hit to your rate/points options when you put down less than 20%, which makes causes most people opt to put 20% down.

Some months I’ve unfortunately had to pay like $150 out of pocket but I’m Planning on holding long term wise and the let the rental bare fruit later in my life because I’m only 22 and just wanted a base hit or a rental in a great neighborhood.

I know they recently took a big hit from the NAR for buyers agents too.

If you have 30 years uninterrupted with no complaints or major complaints I have never had a complaint and have been licensed 50 years once you hit 70 no longer need to do CE just pay the fee every 4 years :)
