I sold my duplex in Long Beach, CA last year and bought a duplex and 3 single family homes here in Austin with a 1031 exchange.  118 people moving here every day and every economist saying Austin, the 11th most populated city in the nation, will double in size in the next 20 years.

@Vlad Denisov there was just an article posted the other day about the inability of economists to correctly predict recessions/downturns/depressions etc by examining claims and market cycles over the past 100 years or so.

Most experts and economists feel there is some more juicing of the economy to be squeezed before it runs out.Just remember when it does go down some  prices might get cheaper but lenders also start tightening LTV's and amount down.
