Ive done research on real estate and looking to invest in houses but I think air bnb is the way to go first to get more capital.

Area is not a high end area by any means, all units don’t have laundry as well as no centralized air.

I recently read in a book that suggested I should open a dual checking and savings account, and take the security deposits from my future tenants and store them in the savings account, then use the checking to pay the mortgage or maintenance fees.

The data is pretty accurate on Air Dna, but you should still confirm with boots on the ground. 

We purchased it the same way, with a conventional loan with 20% down, and it is doing well, the calendar is full, and we have an Air BnB superhost who also turns it over for us in between guests, and handles all guest correspondence and concerns, so it is truly passive.

But we will make that up with no state tax and every house has air conditioner/ Forced air :)That VA loan is valuable and sounds as tho it's no longer a dream,,, it's happening.

When I started in the STR industry I used exclusively nest thermostats and could never get them to lock temps when in dual temperature heat/cool mode.
