There's always risk when dealing with turn key companies because you're dependent on them for everything starting with property value and pro forma all the way through rehab and leasing.

I've run a pro forma on most of them and found a couple that will work.

If you’re posting a form, a privacy policy is a good idea, but no one is really going to bother you if you don’t have one.

Lease option: Does there have to be a clause in the existing lease agreement that the owner can form a lease option?

@Elijah Glenn, it never impresses me when I see pro forma figures that have been massaged in order to arrive at a pre-determined outcome.
