If you have a list and are going to call that list, is the list grouped in a way where your dialogue would be the same?

@Roberto Delgado Comfortable dialogue is the best approach...this is all about discovering motivation, listening empathetically, asking questions and proposing a fair solution. 

Does anyone have a recipe for starting a dialogue with potential cash providers? 

If so, you can file a title insurance claim like some have already suggested or you can forward a copy of the Owners Title policy to the title company that your lender is using and have them initiate the dialogue with that Attorney/Title company and the title insurance company that insured your title.

It appears you have a real challenge with  dialogue except in  writing form.

Reach out to HML's and PML's to dialogue about a 30 year loan and ask about fees and operating your rate and origination costs on what's known as a "sliding scale".If you are looking to refi at your as-is value, then you will most likely have to wait 30 days (at least).
