BAD DECISION - water runs downhill so my seal-coated and still leaking roof is destroying my ceiling and my 2 1/2 year old rehab. 

If either party does not honor the deal, they must come to some sort of agreement before ending the contract, otherwise their deposits are destroyed.

They offer it for my personal home but not for my rentals.Tenants actions is something I have been looking for for several years since I got one of those tenants that destroyed as a revenge... it would give me huge piece of mind if I can find someone who would insure tenants actions, I would actually buy many more properties... any idea if/who offers these type  of policies?

Heck no I wouldn't put granite.. of goddess blue eyed wonderful smelling human you.. the renters would just destroy it.. refinish floors?

We expected some carpet damage and that a repaint would be needed but in reality the wood floors are destroyed, windows need replacing, all carpets need to be replaced, cabinets require replacing or refinishing, and the grounds need landscaping.Originally our plan was to fix this home and sell it.

They can make you a profit or destroy your place.

A high purchase price can destroy an entire deal if rents fall.

But i guess the cost to find new ones would be less if the pets destroy the house.

If you have done your homework and the property is sound, there should be nothing materially wrong such that a reasonable insurance policy would not cover.If you continue to do your homework and screen your tenants properly, you should have a low risk of them destroying the property that an insurance policy would not cover.
