The brands I've been bid on have been:Eco WindowsCGI Sparta SeriesLawson IndustriesESWindowsAssuraAssura is from home depot, main advantage i've found is that they have a quick lead time of 4 weeks, compared to everyone else saying 6-8 weeks.CGI I heard its a reputable brand with a good warranty Lawson, cheapest quote but Im' hearing has a huge lead time now and they have been messing up peoples orders with sizes or specificationsES Windows, comes from Colombia and I heard spare parts, replacements and customer service is terribleEco, I haven't really heard much about but price seems close to what I'm being quoted for CGI Spartas Anybody on here with more experience that can help me narrow it down?

Honestly the high fees combined with lack of transparency and high appraisal costs, a whole month of UW (longer than normal), etc. would make me want to switch lenders right away because IME the lenders with high fees and high appraisal costs who drag their feet like this also tend to be the ones to continue delaying, have things get stuck in underwriting, say one thing while delivering another, have poor communication especially between UW and origination, bad customer service, can't close when they say they will, etc. and it can be a total nightmare. 

Really simple things that should have been easily taken care of by customer service but I could not get them to understand the problem I was encountering and it would take days to get a response.

Also you have to constantly look for customers and you competing with highly competitive hard money lenders.Lendng under $50k is great idea because most HML don't do loans less then 100k.So I found that traditional real estate is much more passive and easier but I still be interested in private lending on a deal to deal basis I such deal falls into my inbox and it passes all check and balances. 

Shannon,I have some customers that purchased in and around Salisbury, NC and they have found some good deals in terms of purchase price to cash flow ratio on investment rentals.

You'd need to create custom Tags to make it work, which isn't hard, but its a bit more time consuming.
