As one VP told me they want to be able to drop by and see the investor if there is an issue versus being out of the country and there is a disconnect to resolve things immediately.Some local banks will offer a "foreign national" program but want as much as 40 to 50% down which after your foreign currency exchange kills cash on cash returns.

unfortunately you have to pay a % to exchange your money (my guess is 3-5%) and not sure if there may be fees on top of that at the bank. so if you are dealing in two currencies be aware of that. it goes two ways. ie if you buy something on a credit card and refund if you are charged twice for the exchange.

Chinese now have some foreign currency issues to deal with but I can tell you that the demand is huge, so once the capital controls are released the funds will flow back into California.
