what you talking abut has been coined these days as " gap funding" and many of the fix and flip guru's preach it. you can set it up many ways..

If the property does not have individual laundry in each unit, you may have the potential for coin op laundry.

But the flip side of that coin is that I also have a better idea of how much I DON’T know--And I think that’s what’s been holding me back.SO I QUIT!

Not West Lafayette, although there is some coin in the Purdue rental...but Lafayette as a whole.

Now a coin op laundry seems attractive to me. 

I want to have the tenants remove them and put in coin laundry.

I was thinking this might be a way to reduce my maintenance exposure or recoup costs by creating a 2nd revenue stream with future tenants since none of the properties are large enough to justify coin operated machines.
