This is an area where I definitely want to crawl before trying to run, I have a couple lots in mind that I can purchase  for around $30k that are zoned for up to two units. 

That's the issue here honestly if you aren't crawling around looking for stuff like this, my opinion is that you're not ready to take it on cost effectively.

You should be able to find them on the web and be learning them before you have any dealings with tenants.

Vinyl flooring will usually peel up easily near the shower/tub if it's leaking.I'll try to poke my head in the crawl space if there is one.

Web scraping and $200 for the right resource and I bet you'd have something automated.Or, take the hour and go through a zillow etc on your own. 

@Lindsey Thomspon wood rot (potential siding and window leaks), mold in attic could be a ventilation problem with the bathroom, ceiling damage from leaking bathroom above (in walls too most likely), water in the crawl space (poor lawn grading which is probably the reason for most of the moisture), just to name a few.

(eg, when login to the app, you can see the deals you entered in the web, and vice versa) It already defaults to including most of these sort of expenses like CapEx and Vacancies.
