Your electrician will need to make sure he has conduit that passes from the exterior of the house up into the footing and into the wall that will soon be framed.

The other day my guys and I watched an electrician fumble around trying to drill conduit through concrete for 4 hours using a normal wood bit instead of a concrete bit....I told the owner to not bill me for those wasted hours due to incompetence...and that I never wanted to see that guys face again on any of my jobs.....

@Clint Earnest when it comes to banks that sell in the secondary market IE they don't hold their paper same with mortgage brokerage business... its NOT the banks.. its wall street setting the underwriting guidelines and other investors.. banks are conduit in this circumstance.only banks that hold their own paper would apply.. which most don't

Copper wire conductors in NM sheathed cable or in rigid metal or PVC plastic conduit has been the norm since the mid-1970s, and there are currently no new innovations in the wiring materials themselves.Most houses I have issues are from the 1950s old rag wire with no ground the cloth is brittle from heating of the current over the years.Lots of flippers will cobble together a house, install new wire where they are forced too leave old rag wire to rot away.

CMBS: according to my mortgage broker, to get access to the best debt terms right now, I'd need a facility that has been stabilized for 2 yrs (85% occupied) - then, for 30-35% down, I could get the 10/30, 4% terms (with some interest-only yrs on the front) that are available through life companies and conduit lenders right now.

@Crystal Townley conduit lenders (big banks, mortgage brokers, etc.) generally will not touch Reverse 1031 Exchange transactions because their objective is to make loans, package them, and sell them off to investor pools.
