This was a good lesson for me and I hope to recover some of my investment.

One thing I think I would do is either hire a professional market research company and/or get a local high school or college marketing class to do market research and surveys to see if there is interest and demand. 

But, the lessons I learned have been worth a fortune!

These focus less on personal income and more on your business cash flow or the projected rental income of the property.If you have a rehab project, you may want to start with a hard money loan and refinance into DSCR once you are done with the rehab.
