CA rules do not require a closet but some jurisdictiins in CA require a closet.  

I’ve seen a few strategies work particularly well in Austin’s current landscape, so here’s my two cents:If you're looking for areas that are primed for long-term growth, Williamson County is still king.

I can do 10% down on second home in TX,CA or FL15% down on DSCR for investment in most states

As I’m sure you know, Las Vegas is SUPER cheap compared to most of California, Miami, or NYC.

In California I've bought mostly older homes but I recognize theere's some risk to that.
