You can handle 20 properties with quicken (quickbooks little brother) spending 30 minutes per month and $50 per year.

I am trying to help my brother in law find a reasonable place- he is going thru a divorce. 

Usually, "family" is considered the first tier, mother, father, sister, brother, daughter, son, your spouse, grandparents, all being in a direct linage, blood or marriage, your great uncle by marriage isn't in this group. 

His brother is licensed and insured and that is who the actual contract is with, but my contact has been doing the work.

I heard a lot about Gatlinburg TN, Destin FL and my brother in law just purchased a 6br/5ba in Orlando Fl for a STR.

And one other thing I've noticed here - the really bad stuff - miswiring in electrical panels, unsafe gas installations, etc - tend to be done by people either doing it themselves or hiring their brother to do it because it costs way more than it should to do it with licensed people pulling permits because of all the BS they have to go through, which means they have to charge more money.

My brother and his wife are just finishing buying a house there.  

I live in Southwestern Connecticut, and am looking for places that are not only ideal for escaping the winter months but also have strong potential for rental income/future resale value of the property.
