Deck should have been pressure washed.There's debris and an old truck topper in the back yard.Not a fan of the bathroom with the door opening to the kitchen, but that's a personal thing. 

Jarrod Williams If it was me (and others would do it differently), I would put together a pitch deck /offering summary for this investment showing the amount of money you seeking and the returns to your partner.

@Delmas Edwards You can get a plumber to run a snake up the drain that has rotating cutting blades that will cut out the roots.

I bought a 6 pack of metal cutting blades...we used a sawzall.

I know high end and low end contractors, as well as those who specialize in kitchens and baths or those who specialize in decks and porches. 

So things like decks or porch roofs that have been tied to the framing of the home rather than being self supporting can be a problem - and a financing deal killer unless they can be removed or modified  to be free standing. 

In all I've spend about $20k+ on renovations (New Roof, BR gut and remodel, furniture, driveway water softener, flooring, lakeside deck and landscaping.

I’d love to find a mentor here in Dallas needs some hands on deck to do grunt work, stuff envelopes, run errands etc.
