Rentals boil down to how much do you net after paying principle, interest, taxes, insurance, and a maintenance reserve.  

I found what seemed to be a great property with a house for an STR and other space that I could expand for camping/RV sites and a barn that could be converted into a venue for events. 

Here's the breakdown:Financing: We used a seller carry deal with 25% down ($100k), a 30-year term (balloon in 10 years), and a 4.68% interest rate.

I got my first FHA  3.5% down  4-unit building in Tilton, NH (An hour and a half north of Boston).

Risk/reward was not something I was comfortable with after looking at numbers and a few things not grandfathered in if a tenant left. 

@Ilir Livadhi I think you are referring to property wholessalers telling you how much the rehab will be - and as you see, their numbers are often not based on reality.

The place I have is over 30 years old and a mansion ("mansion" in Japan means an apartment, not "mansion" like a huge house).
