I would suggest that perhaps all those deals you think you’ve uncovered aren’t really “deals”, just leads.  

Because I started with no money the first 11 properties that I bought were all 100% financed in one way or another.

You are generally correct that there is an annual exclusion for gift taxes that generally passes tax-free (of course, in all situations, exceptions apply and you have to meet all requirements to qualify).

Hello all,I'll start by saying that I tend to overanalyze things, but after a ton of analysis I've come up with 3 strategies and they all look interesting for different reasons, and I broke them down in detail. 

All ten are spread out geographically, we have Florida, Texas, Nevada, Arizona, California, Louisiana, Alabama.

Buyer was a real estate agent and all that information was in the mortgage and note and closing was with an attorney.
