All the partners must agree to make the choice, and the partners must be able to figure their own taxable income without figuring the partnership's income.

I can't speak to that since it's all irrelevant on the master lease - we get our agreed-upon rent on the 1st each month and that's that.

Once you start to find something wrong with almost every deal but finally find one that really makes sense, run it by your mentor to see if they agree it is a good deal.

I agree that DealCheck (or the BP calculator) does not provide enough tools or functionality to analyze those types of transactions (yet).But I would argue that it does a great job at analyzing more traditional buy & hold SFRs and multi-families, as well as flips and rehab projects.
