To make a long story short; debt accumulated from college has left me in a bit of a bind as I’m living pay check to pay check trying to pay off the debt accumulated as a result of college.

In Q2, due to occupancy levels, annual insurance premiums, annual property taxes, there was no cash flow above operating expenses and 8% is accumulating and will (hopefully) pay out in Q3 next month.

Then, use the savings you have accumulated and get another loan maybe through the VA or through a normal FHA loan. 

I have read many books and posts on the subject and I am looking for others that would be willing to share their accumulated knowledge on how to find deals and money to fund those deals.

That means paying whatever bills you have accumulated, at least on time, and reducing your debt load.
