If you do contact her broker, this is what they are going to say if they even do respond because brokers don't care to get involved in anything even though it is their job.When an investor says "she advertised the property as highly profitable" it usually means they just accepted that and are taking no responsibility at all which is silly.

However its up to BP to decide if your posting style is acceptable.

They're typically more expensive than a bank or conventional financing but can close much faster and tend to accept borrowers who can't achieve bank financing.

So far none have been accepted, but we have a a working agreement.  

For example, my ad will state whether we accept pets, that we want provide income around 3x the rent, and that every adult must pass a credit/criminal screening.

If you just say it was a "bad" wholesaler/contractor/partner that doesn't cover accepting responsibility for what you should have done differently to vet them, manage the partnership etc. 

They accept out of state investors as well, as there are virtual meetings to attend. 

First, accept the premise that partnerships rarely work.

This means a lot of units are sitting, and we're seeing a lot of price reductions, lower offers being accepted, sellers willing to help cover buyer closing costs, etc.
